Site acquisition success for Cardiff business park

Acquired Land shaded redCardiff Gate International Business Park has acquired a further 2.3 acre plot of land.

The site adjacent to Lloyds Banking Group is located on the outskirts of the capital just off junction 30 of the M4.

The news is a further statement of confidence by Sir Robert McAlpine Enterprises, owners of the Business Park and its Cardiff Gate International Business Park Development Managers Tony Fletcher and Vince McNabb in the Cardiff commercial property market.

Work started earlier this year on a speculative 82,880 sq development. Completion of the first 20,000 sq ft phase is planned for this December with 10,000 sq ft let to accountancy firm Broomfield & Alexander.

Tony Fletcher, Managing Director at Cardiff Gate International Business Park said: “We are currently considering a number of options on how to take the site forward. There is potential for 30,000 sq ft of accommodation on the parcel of land.

“Cardiff Gate is a well located business park and has a lot to offer potential occupiers. It has an established community, high quality buildings and first class facilities including Waitrose and Starbucks who have both recently opened here. This is a strategic purchase for Cardiff Gate and we are very much looking to building on the park’s success over the years.”

Fletcher Morgan is the marketing agent for Cardiff Gate International Business Park.

70 acres has been developed at the business park since it launched its first building in 1998, with 30 acres remaining. 500,000 sq ft is now occupied with blue chip firms including Scottish & Southern Energy, The Number 118, Castleoak, Coca Cola and Royal College of Nursing.

Starbucks opening at Cardiff Gate

Starbucks is opening a branch at the Welcome Break services located on Cardiff Gate International Business Park at junction 30 of the M4.

The coffee shop chain is creating 10 new jobs and the store is due to open on Thursday 27 May.

The group has signed a franchise deal with Welcome Break, under which Welcome Break’s own Coffee Primo shops will be rebranded as Starbucks at 29 of its outlets.

The shop will be open from 7am until 8pm, 365 days a year.

Welcome Break hopes the deal will prove popular with the 400,000 consumers who visit the Cardiff Gate service station every year.

Cardiff Gate Site director, Charlotte Phillips said: “We are pleased to announce Starbucks opening at Welcome Break Cardiff Gate. This will complement the recent addition of Waitrose convenience store at the services and is part of a significant investment by the company.”

Managing Director of Cardiff Gate International Business Park Tony Fletcher added: “This is another great addition to the services and onsite facilities for business park staff to enjoy. Other facilities include a coffee shop at Cardiff Audi, WH Smith, Ibis hotel, Just Learning crèche, private doctor’s practice and Toby pub and restaurant.”

New development gets underway

Construction has commenced on a speculative 82,880 sq ft development at Cardiff Gate International Business Park.

Broomfield & Alexander accountants to build office headquarters at Cardiff GateWhen complete, the new office scheme - Lime Tree Court, will comprise of six detached three-storey buildings.

Under the first phase, a 10,600 sq ft unit with 47 car parking spaces is being speculatively developed, along with accountancy practice Broomfield & Alexander’s new 10,000 sq ft office.

Construction work is being undertaken by Sir Robert McAlpine. The first phase will be ready for occupation in December, on a sale or lease basis.

Tony Fletcher, Managing Director of Cardiff Gate International Business Park said: “We are thrilled to be starting development again at this leading centre of commerce after a three year break due to tough market conditions.

Lime Tree Court is the first speculative development at the business park since the completion of the Ashtree Court scheme totalling 26,020 sq ft, in 2007.

The business park also has planning in place for Laburnam House, a three-storey stand-alone 10,050 sq ft building.

Current national and international occupiers at the park include Scottish & Southern Energy, The Number 118 118, Coca Cola, Lloyds Banking Group and Castleoak.

Broomfield & Alexander pre-sale secured at Cardiff business park

Broomfield & Alexander accountants to build office headquarters at Cardiff GateBroomfield & Alexander, which has over 70 employees based in offices in Cardiff and Newport, has acquired land on Malthouse Avenue to build a bespoke 10,000 sq ft headquarter office in a deal brokered by Cooke & Arkwright and Fletcher Morgan.

It will be the first building to be constructed under Lime Tree Court, the next phase of office development at the 100-acre business park.

Robert Preece, Managing Director at Broomfield & Alexander, said the move would be an important one for the firm.

"The purpose built offices will enable us to maximise our investment in new technology and be conducive to further improving client facilities and level of service. We have been at our current offices for nearly 20 years, so this move marks an important milestone in the development and expansion of Broomfield & Alexander."

Roger Thomas of Cooke & Arkwright said: "Broomfield & Alexander has been based out of town at Pentwyn for a number of years and has effectively outgrown the accommodation.

"During the search they considered whether it was appropriate to move closer to the city centre but the attraction of a motorway orientated site, where staff and client visitors alike had convenient access, was a paramount consideration. Similarly, there was a desire to purchase a building to give the business long term security, as opposed to lease accommodation, which Cardiff Gate could accommodate."

Fletcher Morgan is the retained letting agent for Cardiff Gate International Business Park and is currently marketing Lime Tree Court. The scheme received planning in 2008 for 82,880 sq ft of employment space.

Business park welcomes Waitrose arrival

Broomfield & Alexander accountants to build office headquarters at Cardiff GateCardiff Gate International Business Park has welcomed the news that Waitrose is opening a convenience store at the Welcome Break Cardiff Gate services.

The upmarket food chain is creating up to 25 jobs and the store is set to open on Friday 16 April.

Waitrose recently announced a sales uplift of 15.1% in the six-month sales period ending 30 January, despite challenging economic conditions, and has heralded expansion plans targeting motorway locations. The shop at Cardiff Gate motorway services will be one of Waitrose smallest, but will offer a wide range of convenience foods, and will operate from 7am until 10pm, 365 days a year.

Managing Director of Cardiff Gate International Business Park Tony Fletcher said: "This is fantastic news for the park. There are some 4,000 people employed at the business park. Combine this with passing motorway traffic, Cardiff Gate International Business Park is an attractive proposition for retailers."

Governors Wales moves to new offices

Professional body Governors Wales has opened a new office at Cardiff Gate International Business Park.

The new base at Caron House will be a fresh start for the team and the newly appointed director of Governors, Jane Morris, following eight years of service with the organisation. The Governors Wales’ team has an exciting new work programme to look forward to this year and is hoping Cardiff Gate International Business Park will be the perfect location to launch some of these initiatives.

Cardiff Gate traffic lights success

The new traffic signals installed at Cardiff Gate International Business Park to improve access have been hailed a success.

Traffic signals were installed at Junction 30 last November to relieve congestion for vehicles exiting Cardiff Gate International Business Park during the evening peak period.

Cardiff Gate International Business Park is home to nearly 70 businesses including Coca Cola, Scottish & Southern Energy, Mercedes Benz, Redrow Homes and Castleoak with approximately 4,000 employees. The traffic signals have been developed in partnership between Cardiff Gate International Business Park, Welsh Assembly Government and Cardiff Council.

Occupiers based at the business park have seen a marked improvement on their journey times. Lynne Morris, Office Manager at Wales Fund Managers said, "We have found that the traffic signals have made a remarkable improvement to our journey home each evening with traffic now flowing freely in and out of the park."

The improvements include traffic signals on three arms of the interchange including the westbound off-slip from the M4 Motorway, A4232 Pentwyn Link Road and Malthouse Avenue access to the business park.

Wales' first private general practice clinic has opened a super surgery at Cardiff Gate International Business Park.

Private medical practise opensEstablished in 2004, The Independent General Practice private GP service which offers convenient appointments to busy office workers with longer opening hours and appointment times than other local NHS surgeries.

It now has over 1,000 registered patients and daily surgeries in Cardiff City centre, Swansea, Newport and Birmingham. BUSINESSES EXPAND AT OUT OF TOWN BUSINESS PARK

Construction company Leadbitter has expanded its regional offices at Cardiff Gate International Business Park, taking the ground floor of unit 4 Ashtree Court. The company also occupies unit 1 on the same development, taking their office space to 5,880 sq ft in total over two buildings.

The company is currently delivering over 250 homes on 10 sites throughout South Wales and The West offering clients in both the UK construction and affordable housing markets a complete turnkey service from feasibility and design conception, through planning and building regulations approval.

FURTHER DEVELOPMENT IN PIPELINE AT LEADING BUSINESS PARK

Cardiff Gate International Business Park has received planning permission for Lime Tree Court, the next phase of office development besides the M4 at junction 30.

When complete, the development will consist of six high quality office blocks providing 82,880 sq ft of employment space. It will be built in two phases and it is hoped work will start onsite early next year.

The news follow on from planning permission granted earlier this year for Laburnam House, a three-storey stand-alone 10,050 sq ft development also to be located at the 100 acre park.
